Our week 12 show featured Anthony Ramirez our mortgage expert, Trent Chapman our short sale expert and Chris Marek with Habitat For Humanity joining us live in studio. We started with Anthony to give us an update on what happened earlier in the week and how it affects our listeners interest rates. Also, we discussed first time homebuyer programs around the county that offer down payment assistance on the purchase of a home! Trent shared with us that there have been changes in the short sale part of our business, mainly that banks are now giving money to sellers to incentivize them to short sale their home. Bank of America and several other lenders are giving this incentive to sellers to convince them to close their short sale. Chase is offering $20,000, $30,000 and sometimes as much as $40,000 to sellers to short sale theior homes! Good for Chase!

Chris Marek, Chief Officer of Development and Strategies with Habitat For Humanity joined us in studio and we talked about how awesome their “Builder’s Blitz” was to be a part of! Chris pointed out to us that this was like Extreme Home Makeover on Steroids! In less than one week, two homes started out as slabs Monday morning and by two o’clock Friday afternoon Habitat was handing the keys to these brand new homes to these very deserving families! One family had been renting for nine years and their three kids have been sharing one bedroom and now they each have their own bedroom and their own home! They never imagined that they could qualify to buy a home and here they are homeowners! What a huge blessing! 

We also talked about the huge sponsors that helped out like The Home Depot Foundation who donated $445,000 earlier that week, built a fence, painted it, planted landscaping and voluteered to help build the community home! Another huge shout out to Swinerton Builders who built the other one of the two homes and did such a great job! That Swinerton home was beautiful! Also a huge shout out to Hensel Phelps Construction who jumped at the last minute to pour all five of the remaining slabs and without them, the two homes delivered could not have been built for the ‘Builder’s Blitz’! It didn’t start out that way but very soon we were receiving calls were our listeners were asking us what we thought would happen on Monday and if they were on the right track! We started out as we always try to and give our listeners an update as to what had happened the week before. We also try to let our listeners know how it will affect them. Very quickly we started receiving calls from our listeners wanting to know what we thought would happen on Monday as a result of the S&P down grade of the United States Federal Debt. We obviously had no idea what would happen on Monday but we did our best to try reassure our listeners that we hoped all you know what would not break loose Monday morning. But really nobody knew for sure!

One listener called that had locked in over the weekend and wanted to make sure he had done the right thing. Another listener called and just wanted to talk about what might happen and he indicated that it seemed that everyone else was on vacation that weekend. I reassured him that we were also on vacation and that this call was a figment of his imagination! Still another listener called and had a joke for us: “A homebuyer walks into a government office to apply for a home loan and the government employee said ‘I am sorry sir but your credit rating is not what we need it to be’ and the homebuyer said ‘neither is yours!’ We were all rolling in the studio!

I had one of the my best days today thanks to Habitat For Humanity San Diego! Today was the culmination of a five day building marathon known as the “Builder’s Blitz” where two entire homes were constructed from foundation up starting Monday morning and finishing today at 2:00pm! Even better than the monumental feat that these amazing volunteers and professionals pulled off is the fact that these two homes were delivered today to two of the most grateful families I have seen ever! One family of five has been in an apartment for the last nine years and their children have shared bedrooms and lived in rental housing all their lives! Now they all have their own bedrooms and their own bathrooms, backyard, kitchen, garage, driveway, family room, balconies, appliances, laundry closets and on and on! They now belong to a very tight knit group of home owners and finally a neighborhood of their very own! Habitat For Humanity San Diego helped them buy and build these homes with zero percent that is no interest rate mortgages! Unreal! The better part was the collective energy that was absolutely palpable among a group of volunteers, staff and building professionals that were exhausted and yet pumped us all up!

This was truly one of the best experiences of my life! Thank you Habitat For Humanity San Diego! You Guys Rock!

Thank you to all of the sponsors, staff, volunteers and building professionals for all your hard work in this amazing endeavor that was so totally worth it! Just the look on the faces of the families whose lives you changed for the better forever made it all worthwhile! This is what they told me and not only my opinion!

A little over ten weeks ago, we had an opportunity to start a weekly radio show on our local AM radio station 760AM KFMB. We had no experience in radio, but we had a desire to give back and we had a mission which was share all the vital information with our listeners that nobody else was talking about but everyone needed to know. We wanted to bring real information to our audience that we know is happening everyday, millions of americans are enjoying homeownership everyday in spite of how the media wants to portray real estate and homeownership!

Well, last week we found out that the Arbitron ratings were released and we are the #1 rated show in AM radio in San Diego for our time slot! We have added over two thousand listeners in just the last eight weeks! And we are just getting started!!!

When we started the show last week all I could say to our audience is Thank you! Thank you! Thank you! And I really mean it! I truly appreciate all of you embracing us the way that you have even though we are very new at this! Anthony Ramirez, our mortgage expert brought us up to speed on how mortgage interest rates are doing because of all the uncertainty surrounding the debt limit negotiations and the potential downgrade of the United States Federal Government’s credit rating. The Real Estate Zone our weekly radio show on 760AM KFMB Week 9 was all about Flip This House Star JD Esajian!

We started our show like we normally do with a mortgage market update from Kurt Branstetter one of our mortgage experts and we discussed the latest on interest rates and no cost refinances. As usual, Kurt did a great job! 

Then we turned our attention to JD Esajian with CT Homes and FortuneBuilders.com! JD also happens to be one of the stars of the A&E Networks hit show Flip This House! JD was live with us in studio and we started out talking about how he, his brother Paul and Than Merrill got started in the real estate business. JD shared they all grew up together in Fresno, CA and his mother had always had the dream of being a real estate investor! So, JD is living his dream and his mother’s dream as well! How cool is that!

At this point, I took the opportunity to wish my mother a happy birthday, as her birthday was the following Monday. Naturally, according to my dad, she stepped outside just before my wish came over the air! That’s my timing!

So, we then talked about the New England area and how the weather doesn’t exactly work for us thin blooded California boys and they seized the opportunity to move out here to San Diego January of 2009! JD did share with us as well that they are still investing in New Haven as well as here! Very cool!

He was required to remain in Washington by Speaker Boehner because of the on going debt ceiling negotiations. Brian caught us up to date on the latest regarding the debt negotiations and brought us up to speed on the details of a bill that Brian has authored to repatriate off shore funds that many U.S. Corporations have just sitting off shore because of a punitive U.S. tax code. Brian’s bill is a great solution to encourage re-investment in our own U.S. economy and create more business and job growth opportunities!  We also took a moment to share with Brian how awesome his staff is here in Solana Beach and Washington D.C. !

The Real Estate Zone Week 7 was all about credit credit credit!

We started out as we normally do with an update from our mortgage expert Kurt Branstetter regarding what had happened earlier in the week and how it affects current interest rates for our listeners. Kurt referred to the current market as bi-polar and we couldn’t agree more! So we need to put the market on Prozac! Rates are at fifty year lows! Refi or purchase now according to Kurt! He completed a transaction where the property is currently valued at $510,000 and the replacement value is $625,000! In 2005, the same property was worth over $1,000,000 according to Zillow! Great job Kurt!

Our week 7 show special guest was Eric Philips with Georggin Law! They are a law firm that specializes in helping consumers with their credit and making sure that they have the best credit report possible! Eric brought his son Joey who is a great young man and Eric introduced him as his “bodyguard” and boy did we have fun with Joey! He was a great sport and we all enjoyed having him in studio! Eric has over 34 years experience and helped us to understand that the credit bureaus work for the creditors and not the consumers! They just do what they are told and that is one of the reasons why it is a good idea for consumers to have a company like Eric’s on their side so they have an advocate that can help watch out for what is best for them! Just writing the credit bureaus to get information changed on your credit report is not effective! Consumers must go directly to the creditor and make sure you get a copy of what the creditor agrees to tell the credit bureau to change so the consumer can follow up and make sure the credit bureau does as they are told.

FICO scores are a barometer, according to Eric, of how close a consumer is getting to bankruptcy. We dug into FICO scores and how they affect interest rates and costs for a home loan one late payment can cost a borrower a higher interest rate for the life of the loan and $12,000 more on a $400,000 loan! The accuracy of your credit report is vital to the cost of borrowing to  buy anything especially a home! 

We talked about utilization rate and what it means. Utilization rate is the percentage of the available credit on a credit card or a line of credit that is currently owed. The example we used is a line of credit of $10,000 where a consumer has $3,500 owed and $6,500 as an available balance. The resulting utilization rate is 35%. Eric pointed out that creditors are soft-pulling consumers’ credit reports every six months and they can, if they find your credit has changed, like a consumer doing a loan mod or short sale, shut down their line of credit and take your utilization rate from 35% to 100%! This damages their credit score dramatically and falsely makes it look like they have run their credit balance up to the maximum allowed! Another reason why many consumers need an advocate like Georggin Law on their side!

Next, Anthony brought up the affect that low FICO scores and damaged credit can have on the security clearances of active duty military, civilian contractors and members of the law enforcement community! They can lose their security clearance and often times their job/career due to damaged credit!

Eric mentioned a DEA agent, deployed to Afghanistan, that has had his credit ruined and he is entering into his retirement with nothing for retirement but damaged credit after 42 years of dedicated service to his country! Eric is working with him to try to help him get his credit rating back so he can try to build his retirement!

We took a call from John,  Anthony and Kurt answered his questions live on the air and Eric advised him to go to http://www.annualcreditreport.com to get a free updated credit report!

We talked about bankruptcy and Eric shared with us a government program called a bankruptcy re-listing where a consumer can have their accounts that have been discharged re-listed as “account included in bankruptcy” which takes the item back in time and helps to improve the consumers credit and their FICO scores! One of the reasons that the consumers credit is improved is because the negative item that was showing as very recent is eliminated and the neutral item was re-listed as old as the bankruptcy. The longer the time from the item to now the less negative impact the item has on the consumers’ credit score. Eric suggested that all consumers who have had their bankruptcy discharged should contact their creditors or Georggin Law can for them to make sure that the accounts that were discharged reflect as “account included in bankruptcy” as soon as the discharge is complete!

We addressed a potential homeowner’s credit potentially holding them back and Anthony offered to help any applicant with their credit for free and Chris indicated that there is help at the website as well! Chris told us that the mortgage rate on Habitat homes is 0%!!! AWESOME!!!

Volunteerism was one of the subjects that we covered and Chris reminded us that they need volunteers especially for their current projects and the Builder’s Blitz that is coming upo the first week of August!

Homeowners can help build their homes and their new community and build uo “sweat equity” in the home! Also, families can come and help their relatives build their homes!

Restore is another topic that was discussed and we found out from Chris that restore rescued over 4,000 tons of building materials from our landfills just last year! Also, they hav a store that carries building materials at discount prices for anyone who needs buidling materials for their project!

Ellen told us about Women Build and we shared with her that more women than men volunteered for our Habitat project in May! Ellen told us women rock and we believe her!

The Real Estate Zone, our weekly real estate radio show airing every Saturday afternoon at 3 on 760AM KFMB, week 5 features Non-Delinquent Short Sales and NACA’S Bruce Marks Birthday!

Our week 5 show started out with Trent Chapman, our short sale expert, Anthony Ramirez, our mortgage expert and Anthony’s son Gavin (2 years old; real estate expert in training!) live in the studio discussing a conference call that Trent and Anthony had participated in with one of Anthony’s escalation underwriters from Prospect Mortgage! What we found out is that homeowners can qualify for a short sale without being late or delinquent in making their monthly payments on their home loans! Further, we discovered that after closing on a non-delinquent short sale, homeowners can qualify to buy a home immediately with FHA and VA financing! How cool is that!

Anthony had to scoot at 3:30pm to get to his daughter Olivia’s dance recital so we had to let Gavin and Anthony go!

Then it was just me and Trent in studio and we were fortunate to have Darren Duarte from NACA call in from NACA‘s LA tour stop! We discussed what was happening at NACA and that anyone who was trying to or was wanting to apply for a loan modification should go to the NACA event in LA right away! 

Darren was able to snag Bruce Marks who is the founder and CEO of NACA and put him on the phone so we could visit with him and wish him a happy birthday! I offered to sing Happy Birthday to Bruce and Trent asked me not to thus saving our listeners! How nice was that of him! 

Bruce mentioned that they were enjoying great success modifying loans in LA! Bruce also mentioned that “HUD was standing in the way and trying to undermine NACA and their mission of helping homeowners save their homes from foreclosure”!

Bruce gave us Shaun Donovan’s phone number, 202-708-1979 and implored all of us to call HUD’s Secretary Shaun Donovan and ask him “why HUD is trying to undermine NACA”!
